Mr.Takeuchi joined Mori Building Co., Ltd. in April 1979 after graduating with a B.A. Economics degree from Aoyama Gakuin University. As one of the pillars of Mori's sales division, he gained extensive experience in the leasing of offices and high-class residential condominiums. By successfully recruiting firms such as Bank of America and Goldman Sachs as tenants, he spearheaded Mori's undertaking to establish the Ark Hills complex as a major financial center. Ark Hills, completed in 1986, was Japan's first private multi-use urban redevelopment complex, by far the largest project at that time with a land area of 5.6 hectares and total floor area of 360,600 square meters, at a project cost of 90 billion yen. Ark Hills captured industry attention by fully leasing out its 103,591-square meter office tower before building completion despite an ongoing recession, thus gaining Mr.Takeuchi mention as a legendary salesman in the autobiography of the late Taikichiro Mori, Mori Building's founder.
He has also been actively involved in the market research & product development of office buildings & residential condominiums, creating the foundation for the Mori Building brand. In particular, his analytical skills in market research have been highly regarded by government, banking, and local & foreign securities analysts. He contributed to the basic planning & product development of Roppongi Hills, Mori's 270-billion-yen flagship project completed in 2003.
He took a pioneering role in Mori's expansion into China by handling the market research for all three of the company's office building projects there, including the 101-storey high-rise tower in Pudong, Shanghai. More recently, he has also been handling asset management for a foreign-financed real estate fund.
Besides the real estate and construction industries, he also maintains extensive contacts with foreign financial institutions. He is married with two children, and is the proud parent of Grace, a Golden Retriever.
Francis Sia Yu is one of the founding members of Level Best. He is a 28-year Japan veteran, with many years of experience in the construction and real estate industries.
After obtaining his Ph.D. in Architecture from the University of Tokyo, he joined Nissan Construction Co., a Japanese general contractor affiliated with the Nissan & Hitachi conglomerates. He was quickly promoted to head the Concept Design section, by far the youngest section manager in the company’s history. At Nissan, he undertook the design of a wide variety of projects, including residences, condominiums, dormitories, office buildings, factories, resort hotels, monuments, and even a soccer stadium. He was handpicked by a major client, Mycal, to help plan its shopping centers and develop the prototype for its new commercial complexes.
He later joined Mori Building, where his first assignment was as construction manager of the Prudential Tower, a 40-storey office and residential high-rise in Akasaka. He likewise undertook the interior design, coordination, and FFE procurement of the serviced apartments in the building. Subsequent projects include heading the design team for several urban redevelopment schemes in various parts of Japan, as well as the construction management of a specialized medical clinic in central Tokyo.
Most recently, he has been actively involved in the asset management of the residential properties of a foreign real estate fund, where his previous experience contributed greatly to lowering maintenance and construction costs.
Mr. Yu is one of the very few foreigners who have been licensed as a first-class architect in Japan. He is also a registered architect in the Philippines, where he topped the government board examinations for architects. When he is not at work, Mr. Yu may be found at retail stores and warehouse outlets checking the prices of everything from spoons to air conditioners.
